My main concern is always maintaining the property. 

Remember that houses require a lot of upkeep as they actually depreciate and If not properly maintained many properties can be worth less even with land values increasing significantly.

In my opinion, many new investors underestimate the monthly expenses required to maintain and manage OOS rentals and nearly every turnkey pro forma you look at will be bogus.
