Others see the long term benefits of student housing or long term rentals that there is a strong demand for and continue to appreciate.I would just soak up some education and see what fits in your wheelhouse of understanding how they work (STR, LTR, flipping, notes, PML or whatever!)

I failed to mention in my previous response, I've read complaints from landlords who no longer accept Section 8 that their properties were undervalued by the agency; therefore choosing to participate in the program and accepting the voucher meant they were agreeing to pricing their rental below market.

I could be wrong (also not a licensed expert) but I think using a management company does make a difference as it would be difficult to prove material participation if a management company is the one doing all the work.Just another reason to self manage!

That would spread out the risk and let me participate with them in their growth while they participate with me in returning cashflow and equity.Then, if I wanted to have a more direct approach perhaps I'd funnel the cashflow and Return of Capital from these syndications into direct ownership of assets in a hybrid market in the U.S.
