We have an established property management company around 1000 units and are looking to grow at a faster pace by working with either an in house BDM (Business Development Manager) or other arrangement.   

Borrowerwill maintain exclusive control over the occupancy of the Property, including short-term rentals, and will notsubject the Property to any timesharing or other shared ownership arrangement or to any rental pool oragreement that requires Borrower either to rent the Property or give a management firm or any other personor entity any control over the occupancy or use of the Property.

Sometimes you just have to arrange viewings with seller or whoever is giving access.

With so much demand in the city you can live in one room and not have too much trouble renting out the remaining rooms in a co-living space arrangement. 

I'm interested in some of the great options available with STR arrangements and would like to know how best to speak with financial institutions to create the option without loosing the down payment options or having a loan come due at transfer. 

She is able to arrange these notaries on relatively short notice and the cost is reasonable.

Arrange to meet her there and get the keys.

Another good thing, however, is that I may be able to do this on a lease-option arrangement. 

That said, I am consulting with a CPA tomorrow to see how I can arrange an annual gifting option from my parents.
