One rule of thumb I always tell agents is to speak to your broker or agents within your own brokerage.

If you do not speak German, it is certainly wise to find some help when house hunting.

Actually speaking to someone in person instead of over the phone has yielded me tremendous opportunities and connections.I recommend searching meetup.com to find events.

Subtract that and all other expenses from the rental income and you will likely have negative cash flow on the property itself.
