I mis-spoke, I was simply try to say that an investor can borrow from their own sources to get the benefits of leverage without having to cosign a loan for a larger amount that will negatively impact their net worth.

I don't hold myself out there as the actual funding source, but rather a conduit to finding financing.  

However, they had issues with our source of money for our down payment.

I have two sources to do this, one at 7.25% interest and one at 8% interest.
