@Dawn Anastasi you would think, my son owns a home in TX, he is military overseas and contracts a PM company to manage home. 2 weeks after tenant has moved out, PM has not not been by to do walk thru or anything.

I can't go conventional investor as I have more than 10 mortgaged properties, but I am going to help my son arrange his refi.

It's also possible for Zillow et al to say "Foreclosure Pending" or something along those line.

I can eak by paying $2,200 a month for housing expenses, but it will be very stressful as I only net $3,500 a month.I have a 3 year old son from my former fiancee and (gulp) cats, a dog and an inheritaded rabbit. 

When my son was in his teens and making a small amount with summer work, I let him keep that and I made the Roth IRA contribution for him. 

While I was running around to find an investor, he had talked to his son who is a realtor and had decided to just list it because he could get more that way.

Our son is in 8th grade and wants to go to college at Virginia Tech and she wants to buy a place near the school and rent out rooms to try and defray some of the school costs.

How how did your son proofing go?

I will probably stop at the age where my son (now 3) and future children reached out the age of 23-24 (giving them the chance of good college education and post graduate degree, of course if they want to do that).  

Commercial tenant(s) on the first floor, nicer apartments on the second (and sometimes third) floor that I gear towards temporary corporate housing (ex: sign long term leases with a local manufacturer and they put execs and specialists up for a couple months at a time).
