My only solution as of now is MLS (which is terrible) and calling/dropping by the properties that sold off and asking at what cap rate they purchased it for.

You do have 8 saves on Zillow which could mean there are 8 people interested enough in your property to monitor it. 

Hopefully someone will know of a solution or has tried the product I referenced.

I'm the type of person that would also do a 2nd monitor for my home laptop setup, obviously for on the go that's not feasible.

My solution was to spend what became a matter of years regaining and refining this'd skills (still am) and have made a big point to dicument and record my calls discretely.Also, suggest you get a copy of my friend Perry Marshall's book, '80/20 Sales and Marketing' and read the chapter about another friend, John Mendocha as he describes the "Rack the Shotgun" story.Very few will do what you are doing and if you persist, you will become very successful.

I've got a deal, that was formally approved at like 4:58 on Friday actually, where that was the solution to the wife disputing a bunch of things on her credit at the last minute (can't get a mortgage with any disputes on credit, period) -- his 2015 self employed tax returns were way sexier than his 2014, so boom let's just do Freddie Mac and look only at 2015 (12 month average, not 24), poof he suddenly has the calculated income to support the entire mortgage, bazinga take the wife (and her credit report) off the loan, im-out-of-batman-words closing in 2 weeks.

Triplexes for example.. need stand alone fire monitoring system (e.g. panel) and some of the newer builds, etc will require sprinkler systems to be installed, shared walls between units must all be fire rated (including all doors), emergency lighting required w/exit signs in hallways, etc etc.  

But building those long term relationships is the best solution overall.
