Within the first 3 months we only had 1 paying tenant and no one wanted to rent from us even at a reduced amount, but we were getting a lot of applications and people were paying the application fee whiched helped us pay our mortgage.

I’m using TurboTenant for property managing and my first applicant is traveling from Ca->Pa and has no proof of income, but her husband is applying as well and she said he’s the one with the income.

Transitioning from MTM to a lease and raising rents:If a tenant is currently month-to-month at a below-market rent, do you suggest having them resubmitting an application in order to be "approved" for a long-term lease?

Those that do volume use software like Simplifile or something similar.
