I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.

If you increase rents, if you go MUGS and put the utilities, if if if ifHaving owned and sold businesses and 1-2 properties, I have learned that I do not want to pay for POTENTIAL, but want to pay for what it ACTUALLY produces.Of course the seller will want the max, and the real estate agent will also want the max, so will push for the Pro-forma or potential income.....and base asking price off of this.I find that my numbers to evaluate properties almost never work with the asking price (based off potential), but almost always work with ACTUAL value.

After reno, ABC Investing Corp wants to sell the property for $135K so, my father gets it under contract for 135K and wholesales it to retail buyer Khadijah for $150K which she uses a mortgage to purchase.Am I being too creative with my thinking?
