I am not quite ready to pull any triggers but would love to practice my analysis skills for when I am ready.

I certainly  am open and available to give any time/skills/knowledge/connections I have in return.  

What skills would they need to bring to the table or what problems could they help you solve to be a worthwhile member of your team?

Obviously I am a new investor and I am seeking any and all advice from those who have mastered the art of probate deals.

I feel that it is more of an art but I know it can be done and is necessary if I'm ever going to get to the next level of real estate!

You might try odesk for a virtual assistant, which could be less expensive and help you to clarify what you really need in an admin.What is most important to me is that they have the skills I do not have.

There are a lot of variables, of course.The next argument in favor of starting out this way is to give you a chance to groom your skills as property manager, if desired, and develop and improve systems for easy management.

I got the judgment but have not collected one dime as they have become artful dodgers.

My father has a few rental properties himself so I should be able to use his skills there to help myself out too. 

It would feel really good to use my process development and project management skills to improve my OWN business, rather than just helping another big company grow bigger.
