The sample size is very small as well.

A few houses that are neighboring this area are on market for 200-250k that are about the same size with 1.5 or 2 bath but about 60 years newer.

When you have 100 tenants I would rather spend the money and took my wife for a short 3 day vacation :-)  The size of the gift is not as important, in my opinion, as the fact that you remember them and want to do something nice for them.We send them $15 pizza gift cards and they are very thankful for that.

Hey @Rami Sobhani,The price usually depends on the size of the house in terms of sq. footage and bed/bath count.

Conventional loans do not allow for two ADUs or for the ADU to exceed the size of the single family home.

We are actively buying mid to large size multifamily in the Harrisonburg / Shenandoah Valley markets.

The bathroom is a nice size already so extending the bathroom out into that awkwardly placed bedroom would be overkill in my opinion.

He didn’t acquire this deal from me initially, but I was able to source this deal to a buyer that could handle this size of a project.

Also, I'm not sure the size of each duplex unit your are buying, but it is probably at least a 2/1 unit, and I'm guessing with your GF that you won't be renting the other room, so in a way, her paying rent to you is like if you were renting that room out.
