The tax is known as UDFI and generally does not add up to much, but is certainly a concept you will want to discuss with your CPA and understand before you begin investing in this manner.

In my experience, purchase agreements are pretty standard...and if paying cash it makes things even simpler. 

But, since starting it and hearing that it needs to get seasoned for creditors to take it serious, I am glad we've opened it now.If real estate investing was a new concept to me, maybe not so wise.

We're not going to try to refinance out of the property for a while so that we can focus on learning the process, learning the tax accounting, learning how to work with a property manager, and learning if we even like the concept once we own it.
