I tell people all the time, that I am already retired since I do not consider a single moment of what I do as work. 

@Wayne Brooks What I don’t know just yet is what kind of lease the tenants have at the moment.

Probably not worth the headache even though it'll feel good for a moment.  

I hope it will appreciate, like most areas in the outer-boroughs that are reasonably close to public transport and good schools.The kids are 3 and a half and 1 and a half at the moment.

My interest is in rentals at the moment.

As I do not even really NEED to purchase another property at the moment, I have two options: either wait a while and save up towards a down payment, or just get a 0 money down loan.Of course with the latter I would be giving up any equity going in, and likely have higher closing costs, but the big advantage that I see is that I don't have to wait to get a property (if I am in a position to act now, why not?)

Now this isn't an endorsement for them, but rather to give a bit of context and that it's software I'm going to be paying for (still in my free trial period at the moment), which is part of my overall costs for doing this research for the agent.  

This is where the thick vinyl plank shines.

All the paid advertising might get people in your door, or on the phone but if a person is dishonest then that will shine through quickly.
