However, the market is just kind of tricky here in Vegas at the moment and a lot of investments don’t make much sense.

If I am bidding against obvious amateurs with their hearts on their sleeves at the auction and I sense that they are willing to go significantly higher, I have no qualms about bidding them up a bit as a bar to entry into the group of experienced  auction buyers of the county who get things done in a civilized way and don't waste each other's time and energy when acquiring properties.

If acquired at a 9 cap+ just for longer term holding it might make sense.

I had all of the justification they were looking for because it was some of the same justification I required for it to make sense for myself as an investment. 

A competent and active contractor should have a good idea of what makes sense for the area .

I’m not saying to go in blindly overspending but run your numbers and if a deal makes sense make an offer that you think is fair.

Sellers seem to want double what common sense dictates should be paid.

I found that I was being way too conservative with my offers on SFH's that still made sense by the numbers.
