Personally, in Atlanta, I'm more comfortable with Class B properties while I'm starting out.As far as calculating a CAP rate, starting with the 1% rule seems to work for initial triage.

So are you saying that its a good rule of thumb to compare the 50% rule cash-flow to the calculated cash-flow, and if the calculated cashflow is lower than the 50% rule cashflow then it's a good indicator of the property?

In our area they care I got caught between the new rules and it cost me a 19k fine plus the clean up of another 20k on a house that if I demo it a year before would have cost 10k or so total.. ..

So we are actually in need of 2 leases, i want one for the SFR that covers specific items like the tenants responsibility to maintain the landscaping, and one for the Townhome that covers things like "abide by the HOA rules or you are violating the lease". these are relatively minor differences but very important. so my question is........should i look to buy the package from BP and go to a lawyer to tweak that lease?
