While I have seen some success with it, it is very important to learn about it and research proper techniques and tactics.

If this is both below market and a good cash flowing property it sounds like it is definitely worth pursuing but do some research.

He has agreed that since I did the research, found the property, tax values, comps etc, that he will give me half of the commission back.

Maybe also instead of dealing with real estate agent do your own research and deal with owner directly.
