I'm totally new to this and have been consuming as much information as I can through the site, podcast, and books, but I've never felt more motivated and I'm excited to get involved in the BiggerPockets community (once I educate myself a little more, first)! 

But it added a touch of confidence that helped me talk to my first motivated seller.

Payments pay any fees (such as repair charge) first, then remaining money is applied to the rent.

The property is assessed at 133k.In general fix and flips are not the greatest strategy here unless the property is acquired at a great price and the seller is very motivated.

Is the seller motivated?

Of course a good agent can help you find your way to a bank or a lender, but you have to show initiative or be motivated to make those calls or gather the paper work necessary, to get pre approved.  

My tenant just informed us that they were terminating a 2-yr lease with 10 months remaining on contract.

Property was in a ghetto and had 1 year remaining on the lease. 

We have lined up several investors (and are always looking for more) and I'm searching for motivated sellers on properties in the Johnson County KS, Grandview, Lees Summit, Kansas City (KS & MO) areas.Investors are already lined up for quick sales.

I tried for several months to motivate them to let me take the tenants to court, but they refused.
