Pat, IF you actually rented out the property and have all relevant documentation for that - lease docs, payments, etc, then I think you could make the argument that you're not a dealer (assuming you haven't flipped other properties).

Don't BS, and be yourself.As far as having something on paper, prepare a list of comparable nearby sales, your rehab budget, and your real estate investing resume so that you can show them this data at a relevant point in the conversation, and leave them with something to take home after your meeting.

I recall Clint calling me to pick my brain.Again, my advice is to contact your state department of banking or finance and explain your situation and ask if you are in compliance.Any attorney on the internet advising on matters od seller financing that sells information, courses or other material has an agenda that should be obvious, you are not necessarily in an attorney-client relationship, so understand that any law license may not be relevant as it might be if you were being represented.

I know how to read a forum topic, click on it if it seems relevant, and reply with some generally helpful advice while (hopefully) not coming off as a total prick.I also know how to post my own forum topic, usually seeking information (although sometimes as a shameless plug for our investor meetings... but hey we offer free beer!).
