It just randomly springs leaks for no reason and why I had to replace 100% of the floors in the mobile home with 3/4" plywood.One good thing about small town investing is the lack of permitting required, but I still use someone licensed to inspect the work prior to turning on water / electric, HVAC, etc.I won't do a complete rehab on a mobile home again.  

Fast forward to yesterday, 7 years later, he randomly comes into my office and wanted to talk to me.
