Everyone has to be actively involved in the deal in someway, sourcing, marketing, managing, project managing, etc.

NMLS is a license registry of state license mortgage originators.. for instance I am one  a mortgage banker so I am registered even though I am not active.. but I believe you need a state license to then get federally registered..

You can always add a provision in your lease for your tenants to provide that consent by signing the agreement, but not for their associates showing up on the premises.Based on your description, I myself could be thrown in jail instead of the drug dealers I am recording that are conducting illicit activities inside the vestibule of my own building.

@Raj Kothari Yes it’s a classic strategy to use the 1031 exchange to move from active to passive management.
