If you attack the frontage windows to get dual pane, use the Anderson wood frames and not the vinyl plastic stuff - - just ruins the architecture.

But at the end of the day you are buy income, and its just a matter of what premium you are willing to pay for that income and return.What I meant by the operating relationship between the property and the business......My point here was to say that there might be some interesting relationships between companies if say the land or the building was owned by someone, and then an operating company or a business leased that land or building from the owner.

Here's a checklist I would use for a Dayton duplex that's good for cashflow.Rental neighborhood, no warzones.Rent ready or closeNo upcoming large expenses (roof, windows, furnace, etc)Double pane windows (pref) or single pane with storms (acceptable)No wood siding.Tenants pay all utilitiesMonthly rent 800-900 for a two bedroom, 1000-1200 for a 3 bedroom.2% rule. $800 gross rent = 40K max priceReduce price by major expenses, and to correct items above.There's some variation depending on the submarket, but this list would get someone started right.
