Everything being equal quality over quantity every day of the week.

If you're handy, the quantity of separate trips and vendors/ licensees and their corresponding bills  to take care of every little thing will drive you nuts.

'I get the feeling that real estate course hawkers sell the idea of contract flipping as a way to overcome the objection of having no money to start.

Find a better object, maybe a Condo (or two, whatever you can afford) where some things are taken care of.

@Kyle Curtin one of the first big lessons I learned was how to avoid "shiny object syndrome"--which beginning investors are especially susceptible to...When I was an inexperienced investor, I found my "dream house", a property that I instantly fell in love with.

Get rid of your objective of 1/1/2024 to have your first deal.  

To summarize: house hacking is crossed off the list, FHA loan will be used for primary residence, you've got two potential partners, and scaling is your main objective. 

I'm sure the creditors would be objecting if she's selling the property for below market.
