I look for deals where I live, which is in a county (Hanover) north of Richmond.

We are on a Christmas tree farm, so that's nice, but we're in a location that is literally not on the way to anywhere (since the Gulf of Mexico is about 50 miles to our south and I-10 is about 25 miles north) and has absolutely NO tourist draw (just a rural area that's coastal plain with a lot of oil fields and cattle).  

Why you would want to go far away and invest in another state when you already are sitting in one of the most profitable RE markets in the country is another topic ... but not the question you asked nor the answer you want to hear.

North Shore/Barrington/Hinsdale.... those areas are not cheap and are going to cost you as much or more than living in the city.

Many other options north and south of the city as well.

Aaron here is an interesting article about the Cashman Center that is just north of downtown that just the Vegas council OKs transfer of Cashman Center back to city.

Can folks local to Detroit (or investing in Detroit) comment on how the 7000 block of Stout street (south of Tireman and north of Warren Ave) is?

If they had more properties in Indianapolis and/or North West Indiana (suburb of Chicago) I would be buying more from them.
