Huntsville is a priority but Birmingham is nice and I always liked the city when I would go visit. 

Most 1800's and early 1900's homes are in nice historic areas or in bad parts of town.

We have now put about 50k into developing an apartment above garage as our "1st property" rental.

I am currently building my business plan for a multi-home development that I will use for vacation rentals.

They could always sell to another developer and leave that stuff to a builder.

The tenant has partnered with a developer that has built several sites.

I have development projects in CA & the Mid-West, the requirements are basically the same on disposal.- If you are rehabbing to flip/sell, there may be State disclosure laws you need to be aware of on the Disclosure Statement.

He got bogged down and slowed down for a number of reasons but eventually, $125,000 in cost later he sold it for $640,000 for a nice profit. 

Unless you're willing to live in a bad neighborhood and even then you're looking at prices around 250-300kLong Island and NJ are nice but prepare to pay 8-10k annual property taxes.
