Once you purchase the property you will feel the pressure to complete the work and rent it out asap so you don't loose money.

In Milwaukee we have the news starting to pick up on it and we see bad press every week, leading to mounting public and legislative pressure.

As the buyer I would find inaction by my agent unacceptable, in the slight hope it will get things done,  and would hope my agent would apply pressure to get things resolved and know how to delicately push.

Start Small: Don't feel pressured to take on a massive project right away.

One small thing in your favor is that some houses around campus didn't get rented for the year,  so they're going to sit vacant for a while and landlords may feel pressure to sell rather than incur more losses.Renting out rooms is a good idea, but it won't likely help you qualify for a loan.

Market: We are in a coastal market that is primarily short-term rental heavy and as you probably know that puts upward pressure on prices and affordable long-term housing. 

I'm very new to the STR game and so far it's been doing decent, but I'm starting to feel the pressure of slow season loom I'd prefer to just lock in a MTR for the coming months.My problem is that it's not getting much traction right now.

This does not explain in detail the stress and pressure I was under but always know everything works out and ALWAYS keep pursuing your dreams.

Good to know.  15% isn't bad, but a higher interest rate would definitely put pressure on cash flow.
