If you spend your entire reserve just for the downpayment, one major renovation or mechanical system failure could send you into default on the loan.

It's interesting watching DSCR get more and more attractive over time, just by the mechanism of DSCR rates/fees/terms barely moving.... meanwhile, Fannie Mae seems to be doing her darndest to "price match" upwards to meet up with DSCR and fist bump.

I am currently working in agriculture as I graduated with a B.S. in essentially livestock science with an industry emphasis as well as an A.A. in small business/entrepreneurship. 

Not sure how much you plan to spend, but a front porch along the entire front would take the emphasis off that huge roof.

@John Place, I have an associates in Applied Sciences in Metals Technology using Tuition Assistance, and I'm about 65% done with a bachelor's in Project Management (I may look into switching over to Project Management with an emphasis on the Construction side of things).

@Sylvia B.That's a fair analogy but again I'm just starting to dip my toes in this and am probably far from making my first purchase so really I'm just asking what are the mechanics of X, Y and Z :)You definitely raise a good point though, since I have never owned a home I do not know the anatomy of a home.

I’ve found that sometimes having major mechanical issues at a home, thought to be disastrous at the time, has actually yielded some of our most prominent raving guests!
