What's the use of a pretty kitchen if the heating bills are outrageous?

The property have the following issues: require new roof, 4 doors, 3 windows, 2x kitchen update, 2x bathroom slight update, appliances, new Hvac system (heating is electric baseboard) and other touch ups like paint and etc... i contacted 2 contractors and they gave me between 40-59k rehab cost. 

I like your section on rehab because it gives some concrete things to look for like tiled kitchen / bathroom and uniform paints.

@Manolo D Its hard to compare apples to apples when your apples are not the kind of work I preform. 1,500-2,500sft. flips, kitchen, and bathroom remodels not large contracts with the state or new construction.

Kitchen felt really tiny, even compared to my tiny kitchen, probably due to the floorplan.

With full wheelchair access, 10 bedrooms, 4 bathrooms, and commercial grade kitchen.

But having this in the lease may prevent tenants from dumping food/grease in the kitchen sink or unwanted items (toys, etc) from the toilet.
