However, I have a few questions:What is your motivation for selling? 

As a wholesaler, you would probably do better in the metros, because its easier to move deals, but there's a ton of competition for deals and most sellers aren't that motivated and want too much for their properties for you to wholesale it.

We put earnest down that day, multiple inspections later and offers and counters we bought it for $24K below market value (motivated seller).

I am highly motivated and already feel like I have learned a lot, but I have a long way to go and lot of experience to gain.

Good luck finding a motivated seller willing to forgo profits although 1 out of 500 it happens still. 

The foreclosure action starts the clock ticking and provides the motivation for them to deal with you.
