You are correct, the podcast are an incredible source of information that help to listeners better understand what works and the different challenges that are out there.I'll definitely set up alerts and connect with BP members in my area to expand my network. 

I love seeing people dedicated to leaving the world a better place and what a great motivation for achieving financial independence.

My main question (as of course any suggestions) is, should we start by finding sellers or should we network to find buyers to have for when we do finally find a motivated seller?

Hey BP family,I have a motivated seller with a home that is worth anywhere from 210k-235k ARV, but the work is very minor.

This has motivated me too look into LV and OKC for sure. 

If your primary motivation for creating an LLC is asset protection, then maybe an umbrella insurance policy is all you need (especially if, at least for the time being, you only own one or two rental properties).  

Also thats incredible that your lender is willing to cover all those expenses.
