Maintenance and minimal improvements What was the outcome?

Idea is/was to lower my P&I and improve cash flow, etc... 

Will getting a HELOC for a house owned outright (let's say...300k+) be enough/improve chance to get approved for multiple conventional investment property loans on 1 income?

This area has undergone a major gentrification and continues to improve.

@Lindsay Gittens echoing what Natalie said, my understanding is that it is differentiated by either being a “repair” or a “capital improvement.”

these will be City of Canby Oregon improvements and they will maintain them.. this is one reason our cost are so high we have to build to some pretty tight standards before the city will take them over..  

Probably too late at this point regardless, but there will likely be building code issues brought up (fire exits, clearance heights, non-permitted improvements).
