Then you need to figure out what your ideal property looks like (spreads/monthly cash flow etc...) then start moving on those deals.If you do not feel comfortable with a deal either have a more experience investor (that you trust) take a look or better yet I HIGHLY suggest hiring a mentor who can be there for you night and day to keep you on the right path.Trust me...

Also since we are repeat customers, our normal AC guy usually finds a way to fit us in.And no we wont offer a hotel, or file a claim on insurance.I wouldn't offer to refund money, otherwise the tenant would have an incentive to mess with the unit the next time they were short on rent.Now we do our best to get an AC guy in fix something as soon as possible, usually we have a heating or AC issue fixed or the unit replaced within 24-48 hours.
