We have expanded rapidly in the Midwest because we are super honest, no contracts, and our clients make higher ROI by using us vs. trying to do it all themselves.  

Honestly 90% is high for a debt deal.  

Others may have different view points.

I can honestly say that Ihave not had a deal that good when I did not do any rehab or money out of pocket.

They can do things which you would never imagine and to be honest you need to learn not to use your standards as the standards of tenants.If you do decide to become a landlord you are going to learn a lot abot people that you obviously have not encountered in your life.

I plan on doing that through hard work and by continuing to build my name out here in the Metrowest as an honest, awesome, trustworthy, well-informed Realtor®.

Good advise, honestly.

I honestly don't know what is owed on the place or why she's just going to walk away from it, but i do that that she is doesn't seem to really care that its about to be sold.

Honestly this is small potatoes don't spend more then 5 mins over thinking it.
