I think you have some more pain to endure in SoCal, so I'd want to buy (plus fixup) at no more than 50-60% of the price you could sell for it if was fixed up.If you think you have a deal, don your flame proof suit :D and post the details (price, fixup, rent) in the Deal Analysis forum.

A buy and hold on this deal might be a good idea.I have a rental half way across the country and since I can't physically be there, it has been a pain in the rear.

I have been investing in real estate for just under five years, and every purchase I make pains me to pay the realtor fees when I find the house or muli-unit property, I submit the purchase price, and I do my market research.

To me it is family, health, happiness, and enjoying what one does.

My experience with it was so psychologically painful that I didn't care about the money.
