It just seems that the LLC is a fragile line between personal and private monies, but that it can be easily argued against.Overall, It seems like an LLC is fancier, more "clean" and official and separate.

Our lease holds all accountable jointly and severally, so until its a breach situation, CC everybody with clarification of what will happen if the rent is not paid, then leave it at that.I also schedule an inspection of the property.Holes "magically" appear in the wall when angry people live together, and cleaning/trash removal can become a game of who can ignore more.

It's a tough business but vultures are always at the ready to clean up.

Like the idea Chance, but you might look for a properly zoned, up to code, duplex with a separate units (entrances, meters, addresses, etc) just to get a clean start. 

They prey on people and clean out their life's savings by promising them a better life if they just take (insert guru here) course.

This may sound harsh, but it sounds like you may have some more work to do on mastering personal finance ... yes, you may be frugal and be able to manage expenses ... that is great, you are half way there ... but yet, you have no capital, so you are not all the way there yet IMO.

Dry cleaning service that comes to the building, mobile car wash that comes to the building, option for chef provided meals (from a local caterer), on site maintenance personnel etc.
