I was also lucky that I was and am in good health, if you retire early like I did, you'll have a chunk and a half for health insurance premiums as you get older! 

So most people in toronto/Vancouver have at least a  half a million in untapped equity.

The closest reasonable comps are in a mid to high b class neighborhood less than 2 miles away sold and for sale in the last 6 months so I took that into account.

We can't afford to buy a house or condo already built but we can and are planning to buy a half acre to acre lot to build a home on in Eagle, CO not too far away.

The way I see it, it is a start and that is half the battle.

My second question is we're going to need around 100k for a down payment we've got about half of that between the two of us.
