I am getting ready to pull the trigger on a rental and was wondering if I could go for a couple months with out one (3) or should I have one in place from the onset...the property has a stable tenant in place, I do have lawn care and a HVAC person.

Regarding your question, intuitively you'd think a bank would only care about NOI/cap rate/equity at purchase vs when you refinance, but I may be wrong, hopefully others who have been through the refinance process can share their wisdom.

Be careful with wholesalers, there are a few that offer "deals" they find on Zillow at a low price and add their fee to the sellers asking price or they offer you deals that aren't deals at all as they are offered at prices a shade lower than the MLS.
