We are in full agreement that 2 ADUs means traditional conventional loan (meaning not commercial MF loan) is explicitly prohibited.

I'd also find a real estate agent who knows the house hacking strategy or has house hacked themselves if you plan on using an agent. 

The city has recently stepped the abatement down so it's basically cut in half but all of these projects got in under the deadline and have the full 10 year abatement. 

This is why I NEVER use agents.

I actually have had to fire a couple of PMs over the years that SAID they can manage Section 8 tenants, but when push came to shove on the vacancies it was all lip service and they managed to do everything they could to not put Section 8 tenants in the units.
