Not enough to substantially improve the cash flow, but your cash flow is likely to be better than indicated by the 50% rule in this market.If you are not going to live there and do not want to STR it or believe STR cannot work, I think selling it is your best option (and what I meant by my reply sometimes "you need to know when to fold em" - Kenny Rogers).
