You might not like this but without about buying house I would recommend you need to get your personal obligations well known.

Wanted to know if the next action step should be talking to lenders about my financial situation or getting an accountant to set up the foundation for our company. 

I'm going to see the properties this weekend.I also have a lender that says they will do 100% financing if I have the financial sheets, leases proving the current performing income. 

There are a lot of scary similarities in the market right now as in 05, 06, but agree that the shortage of affordable housing (builders are just now starting to build them, way after the fact) and labor shortage (kids uninterested in the trades) will delay the arrival of a correction (agree it will come eventually).Plus the employment base in Phoenix is much more diverse now than 10-15 years ago (construction & financial) to a lot of technology and corporate support services recently added. 

My fiancé and I are not marrying now because he has good income and I will not get any college financial aid if I marry him.

I have developed some sceptisism towards "home run play" type of investments - buying farm land cheap in the path of development and the scoring big is financially appealing, but the idea  also strokes the ego; every investor loves a good turn arround story!
