The owners were losing this property and a couple of other ones.I ran the comps and realized the other ocean front condos were still selling for at top price but this one the owner was willing to let go for his balance owed, almost .50 on the dollar.

I had the carpet pulled and the walls and ceiling washed down (the guy used bleach which I questioned but worked great), primed with Cover Stain, and top coated with Behr Ultra paint.

As for rents the top would be a 3bd 1 bath unit renting for $1,300 and the basement after remodel would a 1 bed 1 bath with an open floor plan renting for $900.

I feel it is a ok deal, but not fantastic.
