There's such a thing as no-money-down investing that sometimes works and sometimes fails spectacularly as it gobbles up your reserves.

I'd rather put my effort into enjoying life that fighting with a partner.With about half the marriages in the US failing, I would think that a partnership would have a bigger failure rate,   So why bother with a partnership, unless you are desperate for something you need in the relationship?

If all else fails I can just study markets in the USA and read up in prep for after my graduate program to invest back at home.

It hasn't sold for quite a while because every accepted offer has failed because of lack of comps, ie no lender wants to touch it.There is no way I'll be able to pay cash for it at this stage.Any creative ideas to make a financing offer attractive to the seller?

If you need more headroom or the illusion of it and are good with a little more work, I would tear out the fails ceiling and use a paint sprayer to paint the floor trusses, ducts, plumbing, and wiring dark gray or white which is what I did in my personal home which only has 7’ ceilings in the basement.
