I spent about 15K fixing up both houses and rented them together to a large extended family for $1500 since it would be complicated to rent them separately (no parking for the back house.)

Obviously we'll be waiting to sell until the tenant returns and has time to move.There is no state requirements for access notification, however the lease does provide for a 24 hour hour notification for non-emergency access requests.My question is:  If the tenant will not be available for an extended time would it be acceptable for the agent/management company to enter the property to assess the current condition for purposes of a subsequent listing?

Not something to necessarily walk away from.If you have funds in a prior employer plan or an IRA, then you can choose how to invest, and the possibilities extend way beyond what Wall St. sells.

Balance 200k I can pay in rental, but still leaves 100k on rental debt.We can extend retirement further two years, but we do not know our situation at that age, would not like to count what we earn through work beyond 62.

That cap ex will be a larger percentage of your monthly rental income on D class versus other classes, not because of the cap ex amount but because of the lower rent/profit per unit to absorb that cap ex over extended periods of time.

No big deal as I was still within my 3rd party financing timeline, my realtor got with the list agent and they said they would take care of the zoning so we sent over the addendum to extend the 3rd party financing date.
