Some people just believe in cash only and their score suffers but they are still responsible it is just up to you if you want to dig further.  

If forbearance is extended, that will help, but the faster we get past COVID, the better.

Invest virtually, in other markets that are more buyer friendly:  declining sales>increasing inventory>price reductions>extended days on the market.

Lenders also feel more comfortable extending these kind of loans if the borrower is experienced.

Try to avoid shorter term loans of 6-9 months, go for 12 months + option to extend.
