The hearing will be held on 9/12.The lease expired on 12/14/16 and we are on a month to month lease.Here Is my questionsWas she legally entitled to hold the rent ?

Upon the expiration of the term hereof, Tenant shall surrender the Premises in as good a state and condition as they were at the commencement of this Colorado Lease Agreement, reasonable use and wear and tear thereof and damages by the elements excepted.Can I use that section in the lease to hold him responsible for damage incurred to the lawn when the lease is over?

We have 2 years before the expiration of the option.

What I'm trying to figure out is what is stopping an investor from taking a look at the property that a wholesale agent is trying to sell, and then making the home owner an offer slightly higher offer to buy after the contract between the home owner and wholesale agent expires?  

Then we tell them that we are thinking of raising their rent once the their lease expires.

Lease expires in July 2018 with option to renew.
