Bought Rental Property- Raise Rent

My husband and I just bought a duplex, and there are currently tenants living on one side. They were paying month-to-month with the prior owners and currently have no rental agreement. Their rent is very low and we need to raise it by at least $200.00. What would be the best way to approach them as their new landlords and raising the rent?
