Short term results have been bad but I still have high confidence in the property and area.My only suggestion to anyone looking to get into the market is to do your homework, be completely prepared for some large bumps in the road, and treat everything as a learning experience for your future plans, it's tough to get it all 100% right out the gate.

If not and you are self-employed with no employees you can set up a Solo 401k, and if you are eligible to rollover the funds (e.g. from a former employer plan or non-roth ira), you could rollover to a solo 401k plan that allows to take a 401k participant loan.

I have been searching for 9 months now with very limited success for deal flow, perhaps my market size is too small (I am looking about an hour radius from my business and home base), but I am managing my rehabs and managing my portfolio myself along with my employees, so going out of state for me would be more difficult.
