How are you finding deals in 2020?

I have been building my portfolio for the past 3 years with a few on market and off market deals, but as I am scaling my business and portfolio I find it increasingly difficult to find deals particularly medium sized multi family 20-100 units. I am working with several brokers who seem to have very limited inventory in the Greater Cincinnati Market, I have access to the typical MLS, Costar, Loopnet, etc as an agent myself. Are you guys doing anything differently, direct mail, cold calling? Are you guys finding success doing so? I would love to hear your ideas and feedback! I have been searching for 9 months now with very limited success for deal flow, perhaps my market size is too small (I am looking about an hour radius from my business and home base), but I am managing my rehabs and managing my portfolio myself along with my employees, so going out of state for me would be more difficult.
