They do ALL the rehab on their dime & then will eventually get financing, if the property & their financial situation passes/meets conv. financing constraints, or based on their several years of payments we convert the financing to notes @ 12-13%.

Baltimore (the nice parts) might be one submarket to consider and if you want to do long distance there is a lot of talk about OH markets right now.For me, I'm a little bit "move to where the opportunity is" kind of guy so I just moved my family from the DMV to Texas.

I have been looking hard at Lake Elsinore, Oceanside, Escondido, and Vista, closest to my budget and quite a drive but the distance is worth the sacrifice, just more concerned on the area and if it can eventually cash flow renting rooms or the whole property.I have 110K for a comfortable down payment, but want to limit risks as this would be my first property and I still need somewhere to live.
