Location Recommendation for Small Multifamily

I’d love any recommendations anyone has for a somewhat ideal location for a small multifamily.  My budget is around $500K.  I currently own a duplex in Little Rock, a single family home in Memphis and one in Northern California and a small commercial property also in Northern California. I’m having a hard time selecting a good location for a small multifamily...help!  Any advice welcome.
