To piggy back on what Sean is saying, most agents keep their full time job for about 2 years until they can get familiar with the process and how to prospect for clients.

The rent will also be negatively impacted by the same margin but more disconcerting will be tenant quality and stability as these properties tend to be the "last choice" of prospective tenants.
